Information for Tenants
We conduct viewings from Monday to Fridays 9.00-5.00pm and every Saturday from 9.00 — 3.00pm. On occasions, we may have to contact current tenants to arrange access for your viewings.
After viewing a property you wish to let, you will be required to pay a letting fee of £300.00 including VAT this is to cover our administration and credit referencing costs.

Having decided on a property, you will need to complete a written application form. At this time, we would recommend you advise us of your potential move in date
(PLEASE BE AWARE WE WILL EXPECT YOU TO MOVE IN TO A PROPERTY WITHIN 21 DAYS AFTER PLACING YOUR FEE)
We ask a company called FLS to conduct our referencing; they will contact your employers /current landlord etc for references and will confirm your financial background.
Where a tenant is unable to meet the required income or has some past credit issues, FLS may request you provide a Guarantor. If this is the case, you will be required to pay an additional £50.00 to cover additional credit referencing. If you apply in the first instance with your guarantor — no additional charge will be required.
Rents are quoted on a per calendar month basis. In addition the Tenant is responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. We also strongly suggest you take out tenants insurance.
A bond is required prior to occupation. This is usually equivalent to one month's rent unless specified. Where we manage the property, the deposit will be held by the Deposit Protection Service.
The deposit is held to cover any breakages, damage, rent arrears or other tenant liabilities. Where we are managing the tenancy, at the end of your stay we will check the property in the presence of the tenant and assess any damages and deductions due if any.
If after 6 months, both you and your landlord wish to renew your tenancy agreement, there will be an administration / renewal fee payable by the tenant of £50.00 + VAT.
